The Project:
The local jurisdiction had questions about a potential multifamily rental housing project at a key intersection in close proximity to a light rail station.  Although mixed-use was desirable, given the site location and configuration, as well as prevailing market dynamics, ground floor commercial tenants were not appropriate for this particular site.

Our Role:
ArLand completed an economic study for the multifamily housing developer focused on the potential fiscal and economic benefits and impacts of a higher density multifamily rental project in the Dry Creek area near I-25.  The analysis showed that the project would bring substantial positive benefits to the community, given the benefits that this type of project has brought to other communities.  The analysis also showed that potential future residents would help support existing commercial services and bolster area retail activity.
